5 Factors That Affect Your Home's Value!

Keep in mind that Your Realtor is not the one that decides how much your home is worth. The current market decides! The market tells us exactly where to price your property to sell and how to approach the marketing of your property. Here are the five (5) factors will affect the value in today's market. Price, Location, Condition, Competition and Showing Availablity. If any one of these are off it will impact your value.
Price - If you come in above what your Home's Current Comparables are then you are priced too high and buyers will see that immediately. Always Price at the Current Market Value or Slightly under to create a Buyer Frenzy!
Location - The location of you home can 100% play a role in the price.
Condition - The Better condition, the more money you will get. Now that doesn't mean to go spends thousands of dollars on a home remodeled but paint, yard word and some elbow grease can go a long way!
Competition - If your neighbors home is listed for sale and in similar condition, then you definitely do not want to list your home above theirs. Again, buyers can and will see that you are overpriced compared to your competition.
Availability - If you have your home listed for sale then you have to be accommodating to showings. We find that sellers that limit the showings can quickly find themselves on market for far longer than their competitions. Buyers will want to see homes at all hours of the day and if you don't allow showings then you will lose out on buyers. Causing you home to sit on the market for longer thus resulting in price reductions.
