How Buyers Go House Poor in 2025 (and How to Avoid It in Bakersfield!)
Not to be dramatic… but this is exactly how you’ll end up house poor in 2025 if you’re not careful. Let’s break down the biggest mistakes I see buyers make, and how you can stay financially comfy in your new home.
1️⃣ Buying More House Than You Can Afford
It’s so easy to fall in love with that dreamy kitchen or massive backyard (trust me, I did!). But stretching your budget too far means your life revolves around paying the mortgage — leaving little for savings, travel, or even Target runs.
💡 Quick rule:
Keep your mortgage under 28% of your gross income, and your total monthly debts (credit cards, car, student loans + mortgage) under 36%.
2️⃣ Underestimating Homeownership Costs
Beyond your mortgage, there’s property taxes, insurance, maybe HOA fees… and don’t forget the fun extras:
– 🪴 Maintenance on big yards (like mine..hello, giant landscaping bill)
– 💦 Pool maintenance & electricity to keep it sparkling
– 🚨 Alarm systems
– 🍽️ Entertaining more often (yes, you'll want to entertain which also gets costly)
📌 Plan on setting aside 1-3% of your home’s value per year for maintenance + keep an emergency fund for those “oops” moments.
3️⃣ Draining Your Savings for the Down Payment
I know it’s tempting to throw every last penny at your down payment to make your monthly lower. But you don’t want to move in broke.
👉 Keep 3-6 months of living expenses in savings after you close. Trust me, your future self will thank you when the AC goes out.
4️⃣ Skipping a Home Inspection
It blows my mind how many buyers skip this. A good inspector can catch big-ticket items before you’re stuck footing the bill. Foundation issues, roof problems, electrical things you don’t want to discover later.
5️⃣ Not Taking Advantage of a Home Warranty
We’ve literally saved hundreds on one service call for our garage door opener. It’s one of the most overlooked protections buyers have. Don’t let it expire & use it!
