Purchasing a new construction home in Bakersfield is exciting, but it’s a bit different than buying a resale. From builder incentives to solar requirements, knowing what to expect will save you money, time, and stress.

As a New Construction Specialist here in Bakersfield, I’ve helped dozens of buyers navigate this process — and secure some amazing deals. Here’s your step-by-step local guide.


๐Ÿ“ Determine Your Budget

The first step is figuring out how much you qualify for.

  • I work closely with trusted Bakersfield lenders who can get you pre-approved quickly.

  • Most builders cover some or all of your closing costs when you use their preferred lender. If there’s money left over, it often goes toward buying down your interest rate.

If you’re buying in the summer, you’re in luck.

  • As of July 9th, D.R Horton is offering owned solar at no extra cost, saving thousands over time.

  • John Balfanz is giving buyers 6% of the base price toward closing costs and rate buy-downs.

  • DR Horton also has a Home Buyers Club that helps credit-challenged buyers strengthen their credit and buying power — totally free.

These programs change often, so let’s discuss how you can maximize today’s incentives.

  • Decide which part of Bakersfield you’d like to live in. Southwest? Northwest? Near schools or parks?

  • Make a list of must-haves like bedrooms, bathrooms, lot size, or a 3-car garage.

Before we start touring, we’ll sign a simple agreement that confirms I’m your Realtor.

  • Important: Don’t visit new construction on your own or register without me. That can cost you your right to representation.

When you fall in love with a home, it’s time to move fast.

  • Builders require a pre-approval to reserve your home.

  • Most homes come with pre-selected interior and exterior packages. Few allow changes, and if they do, upgrades must be paid upfront.

  • You’ll place a deposit and sign contracts, usually via e-sign.


๐Ÿ› ๏ธ Schedule a Home Inspection (Yes, Even for New Homes!)

Once your home is nearly complete, we’ll be proactive about scheduling a private home inspection.

  • While most builders aren’t thrilled about independent inspections, they all allow them — and it’s a smart way to protect your investment.

  • Your inspector can catch small issues before closing that we can ask the builder to fix.

  • Most Bakersfield communities are fully electric now. Prefer gas? I’ll direct us to the right neighborhoods.

  • All new homes require solar (either lease or purchase). I’ll help you compare builder programs.

  • Entering Escrow: Once your contract is signed, your lender wraps up final loan approval.

  • Home Orientation: The builder’s rep walks you through your new home to review features and mark any cosmetic issues.

  • Final Walkthrough: After touch-ups, we’ll do one last sign-off — but this isn’t your closing day.

  • Your title company and lender will set up your final signing and request funds.

  • Once recorded with Kern County, the home is officially yours and I’ll hand you the keys!
